Core Property has reviewed the Centuria Healthcare Property Fund, the latest offering from Centuria Property Funds.
The Fund is an open ended unlisted property that invests in healthcare assets across Australia with daily unit pricing.
Key features of the Fund include:
- A current portfolio of 4 healthcare assets valued at $119.2M, with 100% occupancy and a Weighted Average Lease Expiry (WALE) of 5.7 years.
- A pipeline of further acquisitions for diversification and growth.
- FY21 targeted distributions of 5.75 cpu (annualised).
- A quarterly withdrawal facility with no Buy/Sell spread.
Core Property has rated the Fund as
RECOMMENDED, however notes that macroeconomic uncertainty as a result of COVID-19 may pose a risk to future valuations and capital returns.
